This is one thing Dubai residents often leave too late. DEWA (Dubai Electricity and Water Authority) transfers don’t happen overnight. You’ll need to apply for disconnection at your current villa and connection at your new one. Landlords and property management companies in Dubai are strict about this, and some gated communities won’t allow a moving truck in without proof of the new tenancy.

Begin Decluttering Room by Room

Dubai has plenty of options for offloading unwanted items ,Facebook Marketplace, OLX, and various donation centres across the city. A villa accumulates things quickly, and there’s absolutely no point paying to move furniture or appliances you were planning to replace anyway. Spend two to three weekends going through storage rooms, guest rooms, and garages.

Measure Doorways and Stairwells at the New Villa

This is something almost everyone forgets. If you have a large sectional sofa, a king-sized bed frame with a high headboard, or any custom made furniture, measure it against the doorways, staircases, and corridors of your new villa. Some older villas in areas like Jumeirah or Mirdif have surprisingly narrow internal staircases. Finding out on moving day that your sofa doesn’t fit is a nightmare you don’t want.

4 Weeks Before the Move

Confirm Your Moving Date and Get Everything in Writing

Once you’ve chosen your movers, get a written confirmation with the date, time, exact services included (packing, dismantling, reassembly, storage if needed), and the total cost. 2 Weeks Before the Move

Confirm Access Rules for Both Villas

Mark this box clearly and keep it accessible, not buried in the truck.

Photograph Valuables and Fragile Items Before Packing

Take photos of expensive items ,artwork, electronics, glassware, anything antique ,before they go into boxes. This protects you if there’s any dispute about damage later. Also take photos of your current villa’s condition, particularly walls, floors, and fixtures, so you have evidence for your deposit return.

1 Week Before the Move

Defrost the Fridge and Freezer

Start defrosting your fridge and freezer at least 48 hours before moving day. Moving a fridge that still has ice or moisture inside can damage the compressor, and most moving companies will decline to take liability for fridge damage if it hasn’t been properly defrosted.

Finish Packing Everything Except Daily Essentials

Confirm Final Details with Your Moving Company

Don’t leave the movers to work unsupervised if you can help it. Being present means you can direct where items go, flag anything that needs special care, and deal with any surprises as they come up. Have a fully charged phone and stay accessible throughout the day.

Do a Room-by-Room Walkthrough Before the Truck Leaves

Before the moving truck pulls out of your current villa, walk through every single room, including storage areas, the garden, the garage, and any roof terraces. Check wardrobes, under beds, and in kitchen cabinets. People leave things behind more often than you’d think ,especially in storage rooms and kids’ bedroom wardrobes.

Document the Condition of Your Old Villa

Once the villa is empty, take photos and a short video of every room, every wall, and the garden. Send these to your landlord or property manager by WhatsApp with the date and time visible. This creates a clear record for your security deposit return.

Check Everything at the New Villa as it Comes In

As the movers bring items into your new villa, check them against your inventory list. Note any damage immediately ,don’t wait until the movers have left and gone home. If anything is damaged, flag it on the spot and photograph it before signing off on the job.

After the Move: First 2 Weeks

Set Up DEWA and Check All Connections

Once you’re in, check that electricity and water are working in all rooms. Test the AC in every room ,in Dubai, a faulty AC is not a minor inconvenience, it’s a genuine problem. If anything isn’t working, contact DEWA or the building management immediately.

Check All Furniture and Fixtures

Update Your Emirates ID Address
